The front porch, complete with firebowl, invites neighbours and guests to sit down and connect — exactly what this one-of-a-kind infill was designed for.
“So they sit out front … you have this interaction for people that are walking in the neighbourhood and it’s very friendly and I think that’s infectious,” says Mike Arndt, partner, sales and marketing lead with Urbis.
Urbis builds in many mature neighbourhoods, always with an eye to the context of the area — blending the contemporary with the classic so the home fits the character of the block.
The inspiration for the home was a modern farmhouse design — emphasis on modern. The interior is sleek and polished, with subtle farmhouse touches. The pitched roof, exposed gables and wood tones offer the warmth of a country home, while black frame windows add a refined, modern dimension to the exterior.
Inside, every element is thoughtfully designed, with help from Iron River Surf. Helping the homeowners select carpet, tile and hardwood flooring that brought the family’s vision to life, Iron River also made sure every element was durable — suitable for a family with three young kids.
“Every homeowner has a different style,” says Paula Small, co-owner of Iron River. “But I think clients are drawn to Urbis because of their modern classic design … it’s on trend without being trendy.”
One of the home’s stand-out features is the arched doorways — a classic shape that is appearing in more and more homes. The arches also appear in the staircase’s gorgeous black metal railing and large-scale mirrors, a subtle motif throughout the home. Oak floors run through the entire main floor, creating a sense of flow between rooms.
The homeowner’s growing family informed the whole construction process, from the bedrooms down to the sauna and media room in the basement. Everything was selected to help the family get more out of their forever home, tailored to their lifestyle.
“They had a vision of creating something they could grow into,” says Small. “Something warm, family oriented and functional.”
