What They Got:
Nestled in one of Edmonton’s newer and nicest buildings, this condo also has some of the most impressive amenities in the city, including 24 hour concierge service. This contemporary unit has two bedrooms, four fireplaces, a hot tub and outdoor kitchen, with private elevator access directly to your own foyer. The unit is designed for entertaining with a seamless flow from indoors to out. And a four car, stand alone garage built inside the underground parking is a very rare feature.
The Seller’s Take:
The seller had an extensive knowledge base on condominium sales and understood that it was a needle-in-a-haystack process to find the right buyer. The agents say the seller was “hands off and let us do our job, understanding it would take some time. They may have had higher price expectations, but recognized the market in Edmonton is not robust in this price point.”
The Agent’s Take:
Judy Clare-Packer says the ultra-luxury condo market is a tiny fraction of the overall sales in the city, so “We knew we were looking for a very savvy buyer with specific tastes, [and] it would take a while to find the right match. The unit was in like-new condition, ready to move in and enjoy all the amenities this highly walkable area has to offer.” Regarding the three-realtor approach, Clare-Packer says “The team approach is actually fairly common nowadays. Everyone has their own strengths — experience in pricing the property, digital marketing and social media and negotiating.”
