What They Got:
A 2017-built half duplex with three bedrooms upstairs and three bathrooms (including en suite), and a finished basement with a fourth bedroom and full bathroom. It features a separate entrance for a possible legal suite in the future, and a single detached garage. The home sits on a quiet street in Bonnie Doon but is only a block away from The Columbian Coffee shop and Cite Francophone and other Bonnie Doon gems.
The Buyer’s/Seller’s Take:
Stewart says the buyers were specifically looking for something within a 10-minute walk from the river valley or ravine, and having a garage was a “huge bonus.” The buyers loved the style of this home with its front porch for sipping their morning coffees, but they were especially excited about the location and the tree-lined street. “The sale price was slightly lower than asking price,” Stewart says, “and I believe it sold for a very fair price.”
There weren’t many upgrades needed, being a newer home — only the central vacuum needed to be brought up to working order.
The Agent’s Take:
Stewart is certainly seeing a trend for “turnkey” homes in mature neighbourhoods, especially with rising interest rates and higher costs of living, and says that after coming up with a down payment — and then typically having a long list of other costs associated with a home purchase — buyers just don’t have leftover funds for big ticket items that add up in many older homes like windows, roofs, furnaces, etc.
