It’s a new neighbourhood, with only 352 homes, and it’s surrounded by scenic, natural landscapes — it isn’t close to nature, rather it’s within nature. But you aren’t shut off from civilization. Manning Town Centre is close enough to zip to at a moment’s notice.

Marquis West is the kind of neighbourhood that feels tucked away, where peaceful living meets everyday convenience. “Coming home from my job — close to downtown — feels like an escape from the noise,” says Natoya Beadle, who has lived in the neighbourhood since February 2025. It carries that “small town” energy. Perfect place to play out your fantasy of living in that sitcom you love — as long as it doesn’t turn into Murder in a Small Town. This place is the perfect community to settle into.
Just a stroll away, Horse Hill Creek is a bit of a best-kept secret. Fun fact: this creek flows right into the North Saskatchewan River. It is the kind of hidden detail that makes this neighbourhood feel exclusive. “It is my own personal backyard,” says Beadle. With homes backing onto this protected stretch of nature, it becomes part of everyday life for its residents.
“Marquis West developed in response to a lack of land and opportunities elsewhere in the city,” says Madeline Rebeyka, marketing manager for NAC. “The north end was a new place to go!”
