David Sanche grew up on a small acreage west of Edmonton. Today, his company has helped build high-rise residential buildings that Edmontonians can see from across the city.
Sanche was the product of parents who homeschooled nine children and worked long hours to provide for the family. While working at a mattress factory, the owner’s son recommended Sanche read Rich Dad Poor Dad, a book that introduced him to the foundations of real-estate investment.
His first big break came when he was 19. A salesperson named Judith Jossa delayed the down payment on his first condo and helped him buy it. “I had no idea who she was. She was just a very nice lady and encouraged me to buy my first condo investment as pre-sale in her project she was selling downtown. She just said ‘I know one day you’re going to be successful.’”
Five years after reaping a significant return on the condo and creating a portfolio, Sanche took his profits and partnered with Richie and David Lam to start Westrich Pacific in 2010.
“Years later, after we started Westrich, I get a call from Judith. She was retired, and I got to return the favour.” Sanche upgraded her condo to a larger suite in Encore Tower that he customized to her exact wishes. “It was an absolute honour.”
